- We are open Monday through Friday from 10:30am-6:30pm and Saturday and Sunday from 12:00pm to 4:00pm.
Applying & Leasing
- Can I apply and lease online?
- Yes, simply click “Apply” above. Follow the steps through the application. Be sure to gather your Guarantor’s information. Leasing can also be done through fax and email with a leasing agent.
- How do I qualify to live here?
- Please complete the application to lease, either online or the hard copy application from the office. Anyone of legal age, with an acceptable credit history, an income equal to three times the monthly rent, an acceptable rental history, and an acceptable criminal history will qualify. If an applicant does not qualify on their own, a guarantor can be used to co-sign for the lease. For more information, please refer to our “Resident Screening Criteria”.
- Why is my social security number required to apply?
- We require your social security number in order to access your credit, rental, and criminal history.
- How long is the lease?
- Leases are 12 months and are from September 14th to August 31st.
- Can I break the lease?
- No, please ask for details about subleasing.
- What is an individual lease?
- An individual lease provides each resident with their own separate lease agreement and responsibility for only their monthly rent installment and applicable utility and parking charges. By signing an individual lease, you are only taking responsibility for your rent installment and lease terms and will not be held liable for any delinquent amounts owed by your roommates. As a Guarantor, you will only be responsible for the individual you wish to sign for.
- Where can I pay my application fee and deposit?
- You can pay in the office with a check or money order or online through our “Resident Log In” and click “Payments.” An account number from us is not required.
- Do you do roommate matching?
- Yes, when you apply please be detailed in your answers on the “Resident Profile Card” in the application and we will use your answers to match you with an appropriate roommates.
- Can I bring my own roommates?
- Yes, but they must apply, qualify and lease on their own. All roommates wanting to live together should indicate this in their “Resident Profile Card.”
- What if my roommate moves out?
- You are not responsible for any delinquent amount owed by the roommate. You will have the opportunity to meet with any potential resident wanting to move into the vacant room.
- Do you prorate rent?
- No, our rental payments are 12 equal installments due on the first of every month.
Amenities
- Where can I store my bike?
- We have a locked bike storage room in both Courtside and Skybox as well as bike racks in the front of the buildings.
- What is the HomeCourt Advantage Card?
- You receive this card when you become a resident and it gets your exclusive discounts at participating local businesses.
- Is there parking?
- Yes, parking is $75 for an individual parking space in Courtside and Skybox. Tandem parking is available for $50 per vehicle. Parking spaces are reserved for the paying resident. Cars without a permit will be towed at the owners expense.
- Is there guest parking?
- There is metered street parking on both Villard Street and Orchard Street. There is 2 hour free parking in the surrounding neighborhood. Market of Choice and Hiron’s parking lots are reserved for their customers. Parking spaces under Courtside & Skybox are purchased by residents and are reserved for their vehicle. Cars without a permit will be towed.
- What is tandem parking?
- Tandem parking is a pull-in parking spot, two cars deep, one behind the other. Like a tandem bike. Tandem parking is only available at Skybox and is $50 per vehicle.
- What utilities are included?
- Wireless internet and Ethernet, and garbage are included in your lease.
Living with us
- When do I move in?
- Move in date is the first day of your lease, September 14th. You can move in after this date, but your first month rent installment is due September 1st with a four day grace period.
- Can I mount a TV or pictures on the wall?
- Yes. Support and connections have been established in the common areas.
- Do you have staff that lives on site?
- Yes, we do have Community Assistants who live in both Courtside and Skybox.
- What is a Community Assistant?
- CA’s are onsite employees that assist in after hour issues such as lock outs and noise complaints. CA’s are also in charge of resident life events.

- Do you allow pets?
- No, pets are not allowed to live in or visit the apartments.
- What is the WeCar?
- The WeCar is a transportation alternative in which a vehicle can be rented by the hour to accommodate the need for a car versus other types of transportation. This vehicle is stationary and can be reserved on the WeCar website at www.wecar.com .
- How do I submit a maintenance request?
- You can submit a request by calling or visiting the Leasing Office OR online through our “Resident Log In” portal by clicking “Maintenance Request.”
- What if there is an emergency?
- In case of a life threatening emergency, please call 911. If it is a building issue or resident needing immediate assistance, please call the afterhours emergency phone at (541)513.4131.
- What if I lock myself out or lose my keys?
- Please come to the Leasing Office to request a new set of keys or have a community assistant let you in. If the office is closed, please call the afterhoursemergency phone at (541)513.4131. There is a $10.00 upfront payment or $25.00 fee charge to be let into your apartment or bedroom. Replacement key sets are $60.00.
- Where will my packages go?
- USPS packages small enough to fit in the postal boxes will be delivered to your unit’s postal box. Large USPS packages, UPS and FedEx packages are delivered to the leasing office and can be picked up any time during office hours.
Payment and Billing
- Where do I pay my rent installment and utilities?
- You can pay in the office with a check or money order or online through our “Resident Log In” portal by clicking “Payments.” An account number from us is not required.
- How do I pay my utilities?
- Water can be paid in the Leasing Office or online with your rent installment. Electricity is billed through EWEB and each apartment will need to set up an account with EWEB before they move in. The phone number to EWEB is 541.685.7000
- What if I am late with a payment?
- Rent is due the first of the month with a four day grace period. On the 5th of the month a $50 late fee will be charged to your account.
